Common questions.
Clear answers on custom construction, pricing model, property evaluation, and timelines.
How does HF's percentage-builder pricing structure work?
HF operates as a transparent percentage builder. You see every actual trade bid, material receipt, and invoice. The builder's fee is a flat agreed percentage on top of documented costs, with no hidden margins or markups.
Do I need to own a building lot before contacting HF?
No. In fact, contacting us before purchasing property allows us to perform a site walk to evaluate access, utilities, soil, slope, and drainage risks that can add tens of thousands to site costs.
How long does a typical custom home build take?
Most custom home builds take 12 to 18 months from ground break to handover, depending on scale, complexity, site work, and weather. Preconstruction design and permitting typically take 3 to 6 months prior.
Can I bring my own architect or architectural plans?
Yes. We work closely with client-selected architects and interior designers, providing constructability and live cost feedback while plans are being developed.
Is Heath Frisby personally involved on site during construction?
Yes. Heath is on site managing the build directly, maintaining quality control with subcontractors, and communicating with you weekly.
